The Subdivision Ordinance
Subdivisions
Subdivision regulations guide the division of land into multiple lots
(called a plat) and addresses many development factors such as site grading,
soil erosion, utility locations, street alignment, traffic circulation, lot
sizes, and emergency access. Subdivision regulations help ensure;
-
New lots conform with zoning requirements
-
Streets are properly aligned with the broader community street system
-
Water, drainage, and sanitary sewer facilities are adequate
A local subdivision control ordinance establishes:
-
Review and evaluation procedures for approving plats
-
Information which must be included on the plat
-
Site design principles and standard for lots, blocks, streets, public
places, pedestrian ways, and utilities
-
Required improvements, including streets, sidewalks, water, sewer, curb,
and gutter
-
Financing and maintenance responsibilities
