The Subdivision Ordinance

Subdivision regulations guide the division of land into multiple lots (called a plat) and addresses many development factors such as site grading, soil erosion, utility locations, street alignment, traffic circulation, lot sizes, and emergency access.  Subdivision regulations help ensure;

  • New lots conform with zoning requirements

  • Streets are properly aligned with the broader community street system

  • Water, drainage, and sanitary sewer facilities are adequate

 A local subdivision control ordinance establishes:

  • Review and evaluation procedures for approving plats

  • Information which must be included on the plat

  • Site design principles and standard for lots, blocks, streets, public places, pedestrian ways, and utilities

  • Required improvements, including streets, sidewalks, water, sewer, curb, and gutter

  • Financing and maintenance responsibilities
